MARKET COMMENT - THE ART OF NEGOTIATION

There is a time in the course of a negotiation when the wheels sometimes come close to falling off. We can see this with Donald Trump pulling out of the Singapore summit with Kim Jong-un. And we can see it with Brexit when the House of Lords decided to vote against the government. And we can see it with the trade arrangements with the EU, including the Irish border issue, when the hurdles seem insurmountable.

In a property negotiation these problems could be a mortgage lender reneging on an in-principle offer, a surveyor finding a structural problem or a solicitor coming up with a serious legal concern. But it could also be because a buyer farther down the chain has decided that they want to renegotiate their purchase price, thus setting about a chain reaction of frustration and fury.

Often the first instinct is to throw one’s toys out of the pram, stamp a foot and threaten to pull out from the deal if there isn’t an exchange of contracts by Friday (why is it always a Friday?). But what if you really have to sell and/or you really want to buy the home you have your heart set on? Then making empty threats isn’t going to get anyone anywhere.

Faced with a price problem there are several options. The first is telling the offending party that you will not accede to their demands. This can be a good strategy if you have the nerve. After all, if you stand up to bullies they often climb down. But you can’t bluff away a legal, structural or mortgage problem. What you need in those circumstances is to go back to the negotiating table and look for ways to overcome the stumbling block so everyone can win.

To do this well you will need a high degree of experience and talent and acumen in negotiating. You will also need a cool head and the ability to generate goodwill in a situation where only bad will is prevailing – or you will need someone with all these attributes to help you.

Where do you get such an ally? You find an experienced estate agent. When you are choosing an estate agent to sell your property, ask him or her what negotiating skills they have and ask them to give a recent example of how they overcame a difficult obstacle during a transaction. If they can’t do that you don’t want them within a million miles of your sale.

Often people say they are estate agents when they are only listing clerks. There is a big difference and with your most valuable asset at risk you really do want to hire the real thing.

JAM ON THE MARSH

JAM on the Marsh is an annual multi-arts festival built around Kent’s magnificent Romney Marsh and its famous medieval churches. Each year JAM on the Marsh crosses the Romney Marsh from Dungeness to Hythe and Lympne to New Romney. The Marsh churches are true beacons of culture and history; they are the heart of the festival.
Local photographer, Susan Pilcher’s Marsh at Night exhibition was one of the festival’s highlights last year.  Since then, she has been developing and refining her night photographs to involve unidentified objects, many created by Susan herself, rather than featuring the Marsh’s most familiar landmarks.

NEW LAMB HOUSE

The National Trust:- New spaces

Part of this exciting project involves the opening of previously closed rooms and spaces for visitors of Lamb House to explore and enjoy.

A new space opens up on the ground floor, the breakfast room. This will be accessible from the garden where refreshments will be available to purchase. Here visitors can enjoy teas, coffees and cakes overlooking the courtyard, with additional outdoor seating to enjoy in the finer weather.

Back inside, the ground floor rooms (entrance hall, telephone room, oak parlour and dining room) remain areas for visitors to explore, but the eighteenth century staircase now invites you up to the first floor of Lamb House for the first time.

ARCHITECTURAL FASHION

A museum dedicated to one of the 20th century’s most celebrated fashion designers should be a piece of art in its own right. An ugly, uninteresting, boring building simply would not do – especially when the designer being celebrated is none other than France’s legendary Yves Saint Laurent.

The museum was designed by Studio KO, an architectural firm established by Olivier Marty and Karl Fournier. These two young architects have realized numerous projects in Morocco, Europe and the United States. While leafing through the couturier’s archives, they were struck by curves running alongside straight lines; by the succession of delicate and bold forms that characterized the work of Yves Saint Laurent. The facade of the building appears as an intersection of cubes with a lace-like covering of bricks, creating patterns that recall the weft and warp of fabric. As with the lining of a couture jacket, the interior is radically different: velvety, smooth and radiant.

Thoughtful and considered designs, styled and created by Fiona Pickles.

Fiona is recognised as one of the leading floral designers in the UK. Featured globally, she has appeared in British Vogue and was listed by The Telegraph as one of the Top 20 creative florists in the country.

She is utterly absorbed by the seasons and everything she does is led by what is available naturally. She can see beauty in the most 'ordinary' of things, a single lichen covered twig, a moss covered stone wall, a blossom tree in an untended hedge, a wild dog rose scrambling through a ruined building. These tiny details, that many would not give a second glance, are what provide the inspiration for Fiona's designs.

Her floral workshops attract students from around the world , they are aimed mainly at florists looking to refine their style and learn how to create the effortless yet hugely impactful designs that Fiona designs, although some classes will be suitable for less experienced students.
